HOW DOES THE APPLICATION PROCESS WORK?

View our available properties by visiting our website and selecting vacancies. You can view more details on each property and apply online directly when ready. There is a nonrefundable $40.00 application fee to apply for a property. We will check your credit and references, and then call the owner to get approval to rent to you. We will not discriminate against any of the protected classes, nor will we answer any discriminatory questions posed by the owners. Once we have approval from the owners, we will then ask you to pay the full security deposit to hold the rental for you.

HOW DOES THE SECURITY DEPOSIT WORK?

We require a security deposit on every rental. The security deposit is the equivalent of one month's rent. For example, if the rent is $1,000.00 per month, then the security deposit would also be $1,000.00. The security deposit must be paid prior to moving in. The entire security deposit will be returned to you once you have vacated the property, assuming that you do not owe and rent and you have left the rental clean (including having all carpeting professionally steam cleaned). You must provide a receipt of carpet cleaning and return all keys or items (pool passes, gate cards, etc.) given at move in when turning over a property.

WHEN DO WE SIGN OUR LEASE?

In general, you will sign your lease on the day you move in. You are required to provide proof that all utilities are turned on in your name for the property before keys will be turned over. The entire security deposit, as well as the first month’s rent, must be paid in order to move in. Rent is prorated if you are not moving in at the beginning of the month.

WHAT NEEDS TO BE DONE WHEN WE MOVE OUT?

You are required to provide our office with a written 30-day notice to vacate. This written notice is required even if you are vacating at the end of your lease term. All personal items, including trash and cleaning supplies, must be removed during move out. The only items that should remain in the property are the items that were there upon your move in. The property must be cleaned, which includes dusting, changing the air filter, cleaning all floors, cleaning all bathrooms, cleaning kitchen (including all appliances, cabinets and drawers), and garage (if applicable). All carpeting must be professionally cleaned and a receipt must be provided during turnover. Please do not have the carpets professionally cleaned until all of your belongings have been removed from the property. If all move out requirements have been completed satisfactorily, and there are no outstanding dues, the entirely of your security deposit will be returned to you within 30 days of your move out.
